single family market overview September 2022The Colorado Association of Realtors® releases statewide numbers every month allowing us to understand a larger scale of the real estate market, and compare to our local La Plata County market.

There were a total of 8,219 new listings in September 2022; a 15% decrease from September 2021. However, there have been 83,996 new listings year-to-date which is only 2.5% less than 2021. La Plata County followed a similar trend and saw 74 new listings in September – 19% less than September 2021.

With 6,244 pending sales in the state, there have been 6,806 sales this year in Colorado, 610 in the county. About 14% less than last year (YTD), La Plata County follows similar/different trends.

The Colorado median sales price has increased 14% to $575,000. La Plata County has seen a similar 15% rise to $663,743. The average price for 2022 is currently $708,376 which is a 10% increase from last year. Over 100% of the list price has been received year to date both statewide and in La Plata County.

As of September 30th, there were 15,822 active listings, bringing up the months’ supply of inventory to 2.2; this is 69% higher than the end of September 2021. La Plata County also has been rebuilding the inventory, balancing out the buyers/sellers market with 3.2 months’ inventory.
