Every month, the Colorado Association of REALTORS puts together a statewide report so we can see key metrics throughout the state and compare La Plata County to other neighboring counties.
In April 2022, there were 13,639 total new listings, 10,675 of which were single-family homes. Year to date, there have been 32,366 new single family home listings. April making up just under 33% of those, new listing activity grows each month as we near the busy summer season. There were 7,691 sales in April 2022 compared with 8,326 April 2021. Even with the slight decrease in sales, the median sales price has risen 20% now at $600,000. Just under 105% of the list price was received with an average of 24 days on the market. Townhomes saw a similar trend with 11% less listings in April than last year but a 17% price increase now at $440,000. Just over 105% of the list price was received with a mere 19 days on the market.
La Plata County has seen a larger decrease in the local new listings affecting the overall inventory. In April 2022, the Colorado median sales price was $557,993 while La Plata County’s was $640,000. We also see similar trends between the entire state and the county for year to date with overall decreases in new listings, sales, and days on market then overall increases for median and average sales prices and percentage of list price received.
