Compiling monthly real estate statistics helps us compare and understand our local La Plata County real estate market. The Durango Area Association of Realtors® September 2022 real estate statistics have been released and here are some highlights.
Durango In Town saw 20 new single family home listings, a 54% increase over September 2021. However, a 29% decrease occurred in the sold listings with only 15. Year-to-date, there have been 161 new listings and 105 sales which is slightly lower than this time last year. The median sales price increased 12% now at $725,000 and the average rose 18% to $885,113. Over 100% of the list price has been received this year, and days on market are much lower than in 2021.
There were 19 new townhome listings and 11 sales in September 2022 versus 16 listings and 25 sales in September 2021. The median sales price is now $450,000, year-to-date, versus $399,500 in 2021.
Rural Durango had 33 new listings and 37 sold listings in September 2022; about 10 less in each category than September 2021. The median sales price in September was $869,000 which is about $130,000 more than September 2021. 95% of the list price was received and we saw a 37% increase in days on market.
Bayfield saw 9 new single family home listings and 20 sales in September, which reflected less new listings but more sales than last year. The median rural price is now $545,250 and in-town is $458,000 both elevated from 2021. Ignacio saw a total of 3 new listings and 3 sales. The rural sales price has risen 30% over the past year now at $466,000 and the in-town is up 23% to $185,000.
Overall, La Plata County has seen 857 new single family home listings and 610 sales this year. The county’s median sales price is $663,743 and an average of $860,022. The inventory is growing, now at 3.2 months supply, up from 1.9 in 2021.
