This week, we have the latest real estate numbers for La Plata County for the month of January. The below charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In Town, Durango Rural, Bayfield In Town, Bayfield Rural, Ignacio In Town, Ignacio Rural, Vallecito, and Durango Mountain Area.
These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare January 2021 to January 2020. We also see the rolling 12-month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market and compare results to previous years.
La Plata County single family homes had a very solid month, with an increase of 51.3% in sold listings and a 17.1% increase in average sales price. Notably, the inventory of homes for sale is substantially less than last year at this time, which contributes to this trend of high numbers of sold listings and a high median sales price. Year to date, we have an increase in sold listings and an increase in median sales price compared to last year at this time.
The rural areas are starting to see significantly more sales than the previous year. Durango Rural had an increase of 106.7% from 2020 and Bayfield Rural jumped 200%, granted the jump was from 3 to 9 sales. We will mostly likely see a continual increase in rural numbers as inventory declines in-town and new builds are on the rise. Inventory of Homes for Sale and Months Supply of Inventory across the board do not rise above -60%, with the exception of Ignacio Rural at -33.3%. This is further proof of the rising sales prices without the significant rise of new listings.
