These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare July 2020 to July 2019. We also see the rolling 12-month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market and compare results to previous years.
La Plata County single family homes had a 59.7 percent change in sold listings compared to last year! Days on the market did increase indicating a slower sales cycle and there were fewer new listings and a slight drop in median sales price, but the amount of sold listings is excellent news for the market. Year to date, single family homes had slight decrease in new listings but an increase in sold listings and median sales price compared to through last year at this time. The La Plata County townhouse/condo market had a decrease in new listings and sold listings this July compared to last, but the median sales price has increased. Year to date, we see the same trend: a decrease in new listings and sold listings, but an increase in median sales price.
Durango Mountain Area had an increase in sold listings this July, both for single family homes and townhouses/condos. Year to date, the single family homes in this segment have had a substantial increase in sold listings, as well as the median sales price. The townhouse/condo market has had a decrease in new listings and sold listings, but an increase in the median sales price year to date.
Bayfield single family homes have had substantial growth in sales—both in town and rural. Bayfield in town single family homes have had an increase in sold listings, as well as an increase in the median sales price this July compared to July 2019. Year to date, we see the same trend: an increase in sold listings and a higher median sales price compared to through last year at this time. Bayfield rural single family homes had an increase in sold listings this month, and an increase in median sales price, with the same trend year to date.
