This week, we have the latest real estate numbers for La Plata County for the month of August. The below charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In Town, Durango Rural, Bayfield In Town, Bayfield Rural, Ignacio In Town, Ignacio Rural, Vallecito, and Durango Mountain Area.
These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare August 2020 to August 2019. We also see the rolling 12-month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market and compare results to previous years.
La Plata County single family homes had a standout August. We saw more new listings, more sold listings, and a higher median sales price. Year to date, we see fewer new listings compared to through last year at this time, but we do see a higher number of sold listings and a higher median sales price. As we have noted in the last handful of months, there are more days on the market until the sale. So, while we are seeing high numbers in terms of sold listings and median sales price, the sales cycle is still slower this year compared to last.
The La Plata County townhouse/condo market had fewer new listings this August compared to last, but more sold listings and a higher median sales price. Year to date, we see fewer sold listings in this segment compared to through last year, but an increase in the median sales price.
Townhouses and condos in town Durango had a stellar August with a substantial increase in sold listings, as well as an increase in median sale price.
Vallecito single family homes had a strong month with an increase in new listings, sold listings, and median sales price. Year to date, there is a 250% percent change in sold listings compared to through last year at this time, as well as a 65.8% change in the median sales price!
Durango Mountain Area townhouse/condos had an increase in new listings, an increase in sold listings, and a higher median sales price this August compared to last, and year to date the median sales price has seen a 52.7 % change compared to through last year at this time.
Overall, we are glad to see positive increases in many of the La Plata County market segments. Based on these numbers, we are seeing increased activity in Vallecito and Durango Mountain Area, which could mean that second homes are gaining popularity as we have discussed in the past.
