La Plata County CAR Numbers for September

This week, we have the latest real estate numbers for La Plata County for the month of September. The below charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In Town, Durango Rural, Bayfield In Town, Bayfield Rural, Ignacio In Town, Ignacio Rural, Vallecito, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare September 2020 to September 2019. We also see the rolling 12-month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market and compare results to previous years.

La Plata County single family homes had a solid month, with an increase in sold listings and median sales price. Notably, the inventory of homes for sale is substantially less than last year at this time, which contributes to this trend of high numbers of sold listings and a high median sales price. Year to date, we have an increase in sold listings and an increase in median sales price compared to through last year at this time. The La Plata County townhouse/condo market also had a spectacular September with more new listings, sold listings, and a higher median sales price. Year to date, we see a lower number of new listings and a lower number of sold listings, but a higher median sales price.

Sold listings in the Townhouse/condo segment Durango in Town had an 81.3% change compared to September of 2019. We also see a higher median sales price year to date; there were fewer sales in in this segment compared to through last year at this time, but a higher median sales price.

Durango Mountain Area single family homes had a standout September with more sold listings and a higher median sales price this September. Year to date, this is the same trend: more sold listings and a higher median sales price. The townhouse/condo market also had a strong September with more sold listings and a higher median sales price than last September. Year to date, there have been slightly fewer sold listings, but a higher median sales price compared to through last year at this time. It’s likely that some of these purchases are the result of buyer activity in the luxury market and second home market, as much consumer activity has changed as a result of the pandemic.
