La Plata County CAR Numbers for March

This week, we have the latest real estate numbers for La Plata County for the month of March. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In-Town, Durango Rural, Bayfield In-Town, Bayfield Rural, Ignacio In-Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare March 2017 to March 2018, and year to date information for both years. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

La Plata County single family homes had an interesting month. This March 2018, there was a decrease in the total number of new listings and sold listings, but an increase in the median sales price compared to March last year. Year to date, there’s also a decrease in the new and sold listings, but the median sales price remains higher through March 2018 compared to through March 2017.

The La Plata County townhouse/condo market had a stellar month this year compared to March 2017. There were more new listings and more sold listings (a 41.7% change), as well as a slightly higher median sales price. Year to date, there are also more new listings and sold listings, but the median sales price is lower this year compared to through March 2017. Overall, this is an interesting trend to see occur, as we’ve been expecting to see growth in the townhouse/condo market due to lower levels of single family homes in inventory.

The Durango In-Town single family homes had fewer new listings March 2018 compared to March 2017, but a higher total of sold listings and a higher median sales price. Year to date, there are a higher number of new listings and a higher median sales price, but a lower number of sold listings compared to through March 2017.
