This week, we have the latest real estate numbers for La Plata County for the month of August. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In-Town, Durango Rural, Bayfield In-Town, Bayfield Rural, Ignacio In-Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare August 2019 to August 2018. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

La Plata County single family homes had the exact same number of sold listings as August of 2018, but there was an increase in the median sales price. Year to date, there have been fewer new listings and fewer sold listings, but a higher median sales price compared to through this time last year. The La Plata County townhouse/condo market had a slower August this year compared to last, as there were fewer new listings, sold listings, and a lower median sales price. Year to date, however, we still see the trend we have seen for much of the year: more new listings, more sold listings, and a higher median sales price compared to through this time last year.

Durango rural single family homes had a standout August. There were more sold listings and a higher median sales price, and just one new listing less compared to August of 2018. Year to date, we see more new listings, sold listings, and a higher median sales price in the Durango rural single family home market compared to through this time last year.

Bayfield in town single family homes had a strong month. There were more sold listings and a higher median sales price in this segment compared to August of 2018. Additionally, year to date we see more new listings, sold listings, and a higher median sales price compared to through this time last year.

These charts give us an understanding of each of the market segments and let us see trends in various parts of La Plata County. We encourage our clients to take a look at these to better understand the nuances of each part of the county, and how they may differ from one another. We anticipate the startup of our fall season in the next couple of months, and last week the mortgage rates were the lowest since October of 2016, making it a great time to purchase.
