This week we have exciting statistics to share with you. From January 1 to May 31, 2021 there have been 482 property sales. Just under half of the year and 253 more properties under contract means we are on track to meet or possibly succeed 2020’s 1,449 total sales. May added 106 sales to 2021 as the average sold price continues to increase now sitting at $579,866 and average days on the market decreased to 98 days. Comparing that to 2020, a home sells for about $50,000 more and 20 days quicker.
As we have discussed before, the depleted supply of homes on the market shows here with only 168 active. In May of 2020 there were 577 available for purchase. In these 168 right now, about one third are higher end properties with an asking price of $1,000,000 or more. Another third sits around the median and average prices.
While this year is something not seen before in the real estate world, the market is on a good track. If it follows trends of years past, we will only see an increase of sales as the year progresses. Please reach out to us with any questions you may have about these charts.
