This week we have the month-end numbers for La Plata County for the month of July. We are happy to say it was a standout month! With 164 total sales, this is more than any month thus far in 2020, and it is also a higher number than any July since prior to 2011! Year to date, we are at 638 total sales compared to 636 last year at this time.
The median sales price sits at $415,000, which is also higher than the 2019 year-end median sales price, as well as higher than any year since prior to 2011. The average days on the market is 135, which is a bit higher than the last handful of years, but still relatively low compared to past years.
Historically, summer is our peak season, but it goes without saying that this is all exciting data for La Plata County, especially in the midst of the crazy year we’ve seen. As we have mentioned in recent months, across the board, many people are reconsidering their living options after so much time spent at home in 2020. Home offices, backyard space, multigenerational living, and capability of remote working are all factors that weigh more heavily on many Americans, which could be an impetus for the strong market we have seen this month.
