This week we have the La Plata County residential real estate numbers for the month of October. Interestingly, there were 106 total sales, which was the same number as last October of 2017. As has been the trend for the last few years, October has been an even stronger month than September, which is likely a result of strong fall activity.
Year to date, we have seen 977 total sales, whereas last year at this time there were a total of 997 sales. So, this October was a strong month of activity, but the year still falls slightly behind last year in terms of total activity. The median sales price is $396,000, which is still higher than any year since prior to 2010. The average days on the market is 128, which is still lower than any year since prior to 2010. We see the same trend we’ve mentioned recently: a slightly lower number of sales, but a strong median sales price and a faster average sales cycle. All things considered, that reflects well on the state of the La Plata County real estate market. We are entering into what is historically a slower time of the year. However, this is the time of the year we see motivated buyers and sellers, as the holidays cause many people to be busy. This leaves the serious buyers and sellers, which oftentimes benefits both parties.
