This week we have the La Plata County Real Estate Transactions for the month of May. As expected, the total number of sales was significantly lower this May compared to May of 2019 due to the impact of the Coronavirus and stay at home orders. With 76 total sales, it was also slightly lower than the month of April (which had 79 total sales).
Year to date, we are at 367 total sales compared to 396 total sales last year at this time, which thankfully is not a huge variance. The median sales price is at $422,000, whereas last year it ended at $385,000, which is an excellent sign on the current home values! The average days on the market are at 147, which is higher than the last several years, indicating a slower sales cycle. Again, this is an expected trend, especially when we consider the timeline of the last couple of months.
Real estate activity continues to pick up as stay at home orders have lifted and we see more normalcy in and around Durango. Historically, summer is our peak time for real estate activity and transactions, so we anticipate more sales in the next handful of months.
