This week we have the latest La Plata County residential real estate numbers for the month of April. As expected, the total sales were lower than March, and lower than the last handful of years. There were 79 total sales, compared to numbers in the eighties and nineties over the last several years. However, year to date we are at 291 total sales, compared to 285 last year at this time. This is encouraging, as it indicates the strong start of the year has made an impact on the total sales.
The median sales price currently resides at $436,000, whereas year end in 2019 it landed at $385,000. The average days on the market is 153, compared to 127 at the end of last year. This number is not surprising as we would expect the sales cycle to take longer in the month of April.
