The Wells Group released La Plata County year-to-date statistics and July did not disappoint. Last month there were 149 properties sold, making 807 the new total from January 1, 2021 through July 31, 2021. While there were less sales in July 2021 than July 2020, the year-to-date sales total is 167 more than last year. The average sold price for the year is $603,373 and the median is $525,000. Both of these increased about $80,000 from 2020. In 2021, the average days on the market is 90, median of 56, which is significantly less than 2020’s 135 days average and 84 days median.
As of July 31, 2021 there are 216 properties under contract and 201 still active putting us on track to meet 2020’s grand total sales of 1,449. Staying true to the median selling price, the majority of activity in active and under contract sit between the $300,000 and $800,000 price points.
