As we are nearing the end of the year the monthly La Plata County real estate numbers continue to grow and surprise us in ways we were not expecting for 2020. The charts below will show a breakdown of the different markets in La Plata County i.e.: Durango In Town, Durango Rural, Durango Mountain Area, Bayfield In Town, Bayfield Rural, Ignacio In Town, Ignacio Rural and Vallecito. These charts show the data for single family homes, townhouse/condos, new listings, sold listings median sales price, year to date sales and much more.
November numbers were very strong. Overall La Plata County saw a 54.2% increase in the number of single family homes sold compared to November 2019. The La Plata County median single family sales price also had a substantial increase up 38.5% from November 2019 ($422,500 in 2019 to $585,000 in 2020). As we have mentioned before, our market continues to see strong demand and low inventory. As those conditions continue we will see prices continue to rise. Some other highlights in November: Durango In Town single family homes sales were up 36.4% compared to November 2019 (11 sold in 2019 up to 15 sold in 2020. Durango In Town single family home median sales price jumped 12% compared to November 2019 ($522,500 in 2019 to $585,000 in 2020). Durango Rural single family home sales skyrocketed 157.9% compared to November 2019 (19 sold in 2019 up to 49 sold in 2020). Durango Rural single family home median sales price saw a large increase up 45% compared to November 2019 ($500,000 in 2019 to $725,000 in 2020).
As we near the end of 2020 it is certainly shaping up to be a record year. December 2020 is already ahead of December 2019 for total sales and there are still 8 days left! Next month we will bring you all of the year end statistics, a summary of our thoughts on 2020, and our predictions for 2021.
