10174 CR 240 Durango CO Real Estate

First time on the market! Historic property on the Florida River, a fisherman's paradise --- only 8 miles to town, this 25+ acres has two historic cabins on it and ponds fed with 'flow thru' gravity water rights, and great river frontage. This property has been immaculately maintained and has been gently used by the family for over 50 years. The charming main cabin was built in 1962 and has been renovated with updates to the flooring, kitchen and bathroom. The cabin has two bedrooms and one full bath with a generous living room, kitchen and dining area. The original fireplace keeps the house warm and cozy and works like a charm. Big picture windows face over the ponds and pasture to the west and there is a private lawn area on the banks of the Florida River on the east side. There is another historic cabin that was moved to the property from CR 203 where it was a veterinary's office prior to 1960. Each log was tagged and the cabin was moved and re-built on the property. This rustic cabin is included with the sale, however if the buyer intends on tearing it down, the seller would like the option to remove it as it has sentimental value. The 25.62 acre property has a beautiful mix of open pasture, large willow, cottonwoods, spruce and pine trees and runs lengthwise along the Florida River. There are two large ponds that have been stocked and are fed with 'flow thru' water rights (see documents). 3.25 acre feet absolute of water is a finite amount. This is 3.25 acre feet each year. An acre foot of water is 325850 gallons. This is a non-consumptive use, meaning you cannot use the water out of the ponds for things like irrigation. This water right is to provide a trickle of water of inflow into the ponds to keep the water level up and fresh. There is pasture and area on the north end of the property for a buyer to add a home, horse facilities, etc. depending on their needs and approvals from the County. There is another roughed in driveway that enters off CR 240 on the north end of the property as well. A newer well was recently installed (see well permit in documents) and the septic was refurbished last year by the seller (septic is original and is 'grandfathered'. See SPD in documents). The appliances were replaced about 4 years ago. Property is being sold unfurnished and does not include any personal property in the cabins or sheds.
