Every month, The Wells Group puts together newsletters reviewing the past month’s and year-to-date La Plata County real estate statistics. With these, we can see current trends and statistics to help us reflect on our market as a whole.
In July 2022, there were 116 sales in La Plata County which brought total sales this year to 655. This is around 50 sales less than this time last year but just over the total sales for the first seven months in 2020. Sales in 2020 and 2021 continued to be elevated through November, so we are looking forward to upcoming market activity. Out of the 655 sales to date in 2022, the largest price category was $400,001 – $500,000 with the majority in the broader $300,001 – $800,000 range. There were also a notable 67 sales in the $1,000,001 – $1,500,000 range.
As of July 31st, there were 285 active listings. Over one third of these are listed at over $1,000,000. Another third is in the $300,001 – $800,000 range. This is again reflected in the under contract listings totaling 166 as 98 of these fall into that same price range. We continue to see a median and average price increase, while median and average days on the market is still less than previous years. The average sold price is $729,299 compared to 2021’s $652,663 and the median has risen $60,000 from 2021 to $595,000. The average days on market is 82, with a median of 50, exemplifying the quick timing needed to secure and close on a home.
