Every month the Wells Group compiles the previous month’s real estate statistics for La Plata County. With these, we can look month over month and year over year for key metrics and patterns.
In May of 2022, there were 119, bringing the year-to-date total to 444. This is the most sales 2022 has seen so far; the summer months typically see an uptick in activity. May 2021 has 13 less sales, but amped up during the following months.
We are seeing an increasing trend in available inventory. At the beginning of 2022 there were 98 available listings, in April we had 134, and May ended with 209 active listings. With the median price at $612,500 and average at $738,385 we are still seeing “mid-range” sales reflected in the year-to-date solds. 266 of the 444 range in price from $300,001 to $800,000.
The average days on the market are 85, one day more than April 2022 and 13 days less than May 2021. The median is 49 days on the market, the lowest it has been in any month since May 2021.
