The Wells Group captures monthly La Plata County real estate statistics so we can compare month over month and year over year. With these numbers, we can see trends and key metrics that gives insight to what the market has been doing and possibly where it’s headed.
April 2022 picked up in sales with 110 versus March 2022’s 81. This is right on track as the spring and summer are generally the busy season in La Plata County real estate. Year to date there have been 323 sales, 53 less than in 2021; however, 32 more than 2020.
Most sales this year have been in the $400,001-$500,000 price category. Over 50% of the sales were in between $201,000 and $800,000. There were also another 40 sales in the $1,000,001 to $1,500,000 range. We consistently see the average price increasing; it is now at $722,492, up about $70,000 from 2021. The median price has also increased $50,000 to $585,000.
There are just 134 active listings in La Plata County. This is the most active listings since November 2021. There are 164 listings under contract of which over half range from $300,001 to $800,000.
