November 2022 had 67 sales with the total now 1038 for the year. In 2021, there were 125 sales in November and the year total was 1420. This year’s total sales more closely resemble 2019 before we experienced the boom in 2020 and 2021. Of the 1038 sales this year so far, 621 fell in between $300,001 and $800,000. There has also been another large price category of $1,000,001 to $1,500,000.
As of November 30th, 2022 there were 208 active listings, 77 between $500,001 and $800,000. Another 68 are listed for $1,000,001+. With 59 under contract, over half of these are in between $500,001 and $700,000. The average price has risen just under $100,000 from 2021 and is now $750,314. The median has also risen about $65,000 to $601,250. We believe that the continued rate of pricing inflation will likely stabilize in 2023, and decrease from the last two years.
