September was another great month in the local real estate market! The month had 134 sales in La Plata County for a year-to-date total of 1,067. 2020 ended with 1,449 sales and it looks like we’re on track to meet that goal. The average sales price is $664,760 which is about $136,000 higher than in 2020. The median sales price also elevated from last year, 2021 is $575,500 compared to 2020 at $444,500. The median for total days on the market is now only 56 days! Properties are moving very quickly!
As of September 30th, there are 169 active listings. The largest category is the $2,000,000+ with 39 properties. There are 91 listings under $1,000,000 and 78 properties that are listed for over $1,000,000. Additionally there are 246 listings that are under contract/pending. This scenario has been a consistent one this year, very little active inventory under $1,000,000 and more homes under contract than are available for sale. The market is continuing to be strong for sellers and tough for buyers.
As we enter the final quarter of the year, the market continues to stay busy and we are anticipating this to continue through the remainder of 2021.
