With 2025 now in the rearview mirror, we like to step back and reflect on the full year of real estate activity in La Plata County. Residential sales ended the year on a solid note, and below we will break down the key factors and trends. We’ll also look at month-over-month (MoM) and year-over-year (YoY) comparisons to better understand inventory, pricing, and other patterns.
December Sales:
- December 2025 Total: 56
- November 2025: 70 - down 25%
- December 2024: 64 - down 14.29%
- Year-to-date (YTD) sales: 880
- 2024: 885 - down 0.57%
- 2023: 877 - up 0.34%
We are not surprised to see MoM sales decrease by 25%, as this is common for December. However, despite fewer December sales, total sales volume remained remarkably consistent YoY, with less than a 1% change over the last three years. Another mild Colorado winter allowed buyers and sellers to remain active later into the year, extending what is traditionally a slower season. We’d love to get back to pre-pandemic norms, which often exceeded 1,000 sales, but factors such as mortgage rates, inventory, and pricing continue to influence buyer activity - we’ll dive more into that below.
Inventory:
- Active Listings: 300
- November 2025: 342 - down 14%
- December 2024: 242 - up 23.97%
- Pending (under contract) Listings: 63
- November 2025: 74 - down 17.46%
- December 2024: 58 - up 8.62%
Active inventory decreased by 42 listings MoM but increased by 58 YoY. These patterns are not surprising and we expect active listings to begin increasing this spring, possibly earlier if the mild winter continues. Pending listings dipped MoM but showed a modest increase YoY, partially attributed to the warmer winter paired with higher inventory, giving buyers more options. It’s also important to note that pending listings can carry over from the previous month(s), but the YoY growth is a good sign.
Price Trends:
- Average Sales Price: $884,633
- November 2025: $883,911 - down 0.08%
- December 2024: $803,667 - up 10.07%
- Median Sales Price: $682,500
- November 2025: $687,880 - down 0.79%
- December 2024: $660,000 - up 3.41%
Annual appreciation in La Plata County ended the year with a steady, near 4% median increase. This level of growth supports long-term homeowner equity while also remaining at a rate that will allow new buyers to enter the market. The average sales price jumped 10% YoY and/or was influenced by many luxury and or multi-million dollar sales.

- November 2025: 102 - up 2 days
- December 2024: 72 - up 32 days
- Median Days on Market: 74 days
- November 2025: 72 - up 2 days
- December 2024: 66 - up 8 days
Increases in days on market both YoY and MoM signal continued progress toward a more balanced market. This comes after several years of strong seller conditions where homes were going under contract in record time and buyers had very little time to tour and compare homes. We expect days on market to continue to increase until we reach the spring selling season.

Listings offered at $1,000,000+ account for one-third of active listings. There are 14 listings priced under $200,000, primarily condo units and manufactured homes. Similar to last month, approximately 60% of all sales occurred between $300,001 - $900,000, reinforcing the median sales price. One-quarter of the total 2025 sales closed for over $1,000,000. The pending listings suggest this trend will continue, with 33% listed over one million and 63% between $200,001 - $1,000,000.
