What Are Zip Codes?
Zip codes, also known as postal codes, are a five-digit number used by the United States Postal Service (USPS) and other delivery services like FedEx, UPS, DHL, etc. to efficiently route letters and packages throughout the country, as well as determine shipping and mailing prices. The acronym “ZIP” stands for Zone Improvement Plan and was originally created in 1963 to improve mail delivery accuracy and speed. They were later expanded to include four digits at the end for more accuracy. Using the full-nine digit number is optional, but it does aid in sorting.
There are four types of zip codes: unique or single high-volume addresses, PO boxes, military, and standard (most residential and commercial areas)1. The country is divided into nine different sections running roughly from the northeast to the west coast, which determine the first digit of the zip code. The first three digits determine the central mail processing facility, while the last two identify the local post office. Because zip codes were created specifically for mailing routes, they aren’t meant to define a geographic location. Some zip codes span across multiple cities, counties, and even state lines, and some areas are so remote they do not have an assigned zip code - that’s true off-grid living!
What is Durango’s Zip Code?
The primary zip codes for the Durango area are 81301, which covers most of the town and rural areas north of Highway 160, while 81303 is used for properties primarily south of Highway 160. 81302 is reserved for certain PO boxes only. Within La Plata County alone, we have seven different primary zip codes including Bayfield, CO 81122; Ignacio, CO 81137; Mancos, CO 81328; and Hesperus, CO 81326, in addition to Durango’s three. Many of these zip codes extend across county lines and may include other small communities within them.
How Do Zip Codes Play a Part in Real Estate?
Although zip codes don’t define a specific area, they still play a role in real estate searches and comparative market analysis. Some buyers begin their home search by zip code, and many online portals use zip codes as a key search criterion, as well as in their data interpretations. This can influence perceived market trends, even though conditions can vary significantly within the same zip code. In La Plata County, buyers typically search by specific area, subdivision, school district, proximity to amenities, and other location-based factors.
