Q1 2026 Durango Area Association of REALTORS Statistics

The Durango Area Association of REALTORSⓇ, our local real estate association, compiles quarterly statistics to track and better understand our market. Key data points, such as the number of homes sold and median sold prices, reflect supply & demand, as well as overall market value across La Plata County homes, townhomes, and residential land. By comparing this data quarter-over-quarter (QoQ) and year-over-year (YoY) we can provide our clients and community with clear, relevant insights into current market conditions.

 

La Plata County Overall

La Plata County saw a steady start to 2026. Compared to Q1 2025, the median sold price increased 11.5% to $707,750, driven largely by a higher number of multimillion dollar home sales. However, the median sold price has increased by only 1.8% from where we ended 2025, which more accurately reflects the pace of the current market. The number of units sold in Q1 2026 remained steady, with just three fewer sales than Q1 2025. 

Durango

In-town Durango recorded 17 sales in Q1, a nearly 30% decrease YoY. Inventory remains limited in this market segment, which has contributed to a 15.7% increase in median sold price to $940,000, despite seven fewer sales.

 

Durango condo/townhome prices have continued to increase both QoQ and YoY, with the median price reaching $547,500. Sales volume also rose significantly, up 61.9% YoY, highlighting the demand for low maintenance, lock-and-leave options. 

 

With fewer options available within city limits, buyers expanded their search into the surrounding areas, resulting in a 55.6% increase in sold properties, as well as a 5.7% increase in median sold price. With 56 sales, the median sold price was $932,500, closely aligned with 2025’s year-end median of $930,000.

 

Six home sales in the Resort Area/North County region represent a 100% increase YoY - not difficult to do since there were no sales in Q1 2025. The median sales price so far this year is $2,475,000; four of the six homes sold were above $2,000,000, including one at $4,200,000, which heavily influenced the overall median. 

 

In contrast, the North County condo/townhome median price declined by 15.3% YoY to $570,000, despite an increase in sales. The warm and dry winter likely contributed to supply outpacing demand in this segment. 

 

Bayfield

The In-town Bayfield market rose 2% in median sold price to $532,500, with one less sale YoY (seven total sales in Q1 2026). While not reflected in this data set, it’s notable that there were three additional condo/townhome sales in-town Bayfield in the Pine River Commons workforce housing community. Bayfield Country homes experienced a more significant shift, with a 25% increase in median price, despite seven fewer sales. The median price now sits at $662,500, nearly $300,000 less than Durango country homes. This reinforces that Bayfield continues to offer more affordable price points and stretches your dollar further as you head toward the east side of La Plata County.
