La Plata County Homes
Countywide, the median residential sales price rose 3.4% year-over-year to $635,000. This was accompanied by a 5.6% increase in units sold, totaling 133 sales in Q1 2025. While demand in our region tends to remain steady, this uptick in sales suggests that slightly more inventory met buyer needs. These moderate gains signal a move towards a more balanced market and a healthy start to the year for both buyers and sellers.
Durango
In-town Durango saw a 2.2% increase in median sales price, reaching $812,500, alongside a notable 84.6% increase in homes sold. Although this jump - from 13 in Q1 2024 to 24 in Q1 2025 - represents a small volume, it’s still a meaningful shift.
Condos and townhome prices in Durango climbed by 3.4%, with a new median of $509,000, however, the number of sales dipped slightly, down nine units compared to the same period last year.
Durango Country homes (defined as those outside city limits with a Durango address) saw a large 13.1% increase in median sales price to $882,280. This tracks with the number of sales over $1MM - 11 in 2024 and 17 in 2025. A 5.9% increase in closings shows more sales than in Q1 2023 and 2024.
The mountain/resort area saw no home sales in Q1 2025 (compared to three in Q1 2024) and 25% fewer condo/townhome sales, which dropped the median sales price by 2.1%.
Bayfield
In-town Bayfield saw eight sales in Q1 2025 - one more than the same period last year - with a slight 1.1% decrease in median sales price to $522,000. Bayfield Country homes experienced a 3.6% decrease, bringing the median to $530,000. While both areas saw modest price adjustments, the trend of country properties carrying a slightly higher price point than in-town homes continues, both in Bayfield and Durango.
La Plata County Land
Vacant land between 1-10 acres (excluding larger farm and ranch properties) posted a large 59.1% increase in median sales price, despite a slight decrease in total sales. Fourteen parcels sold in Q1 2025, down from 19 last year.
Overall, Q1 2025 delivered a steady and healthy start to the year for La Plata County real estate. Modest price growth, increased unit sales in key areas, and continued interest in land suggest a stable foundation for the months ahead.
