Q2 Durango Area Association of REALTORSⓇ Statistics

The Durango real estate market continues to reveal interesting shifts this year. Every quarter, the Durango Area Association of REALTORSⓇ tracks the La Plata County market, analyzing all market segments from in-town homes to rural properties and vacant land. Reviewing this information quarter-over-quarter (QoQ) and year-over-year (YoY), we can follow key trends and metrics that help guide buyers and sellers as they navigate our unique market.

La Plata County Homes

Overall, we saw a QoQ and YoY increase in La Plata County residential sales in both median price and units sold. The current median sales price now sits at $679,000, a steady 5.4% gain since Q2 2024. This pace is more in line with “normal” appreciation levels we saw prior to 2020. However, there were only seven additional sales - now totaling 337 - for the first six months of 2025 compared to Q1 and Q2 last year. On the positive side, sales have more than doubled since the end of Q1 2025, and we anticipate a strong finish to the year. 

 

Durango

Unexpectedly, in-town Durango experienced an 8.6% drop in median sales price YoY. Now sitting at $790,500, this is $22,000 less than the median in Q1 despite 28 additional sales. We expect this to level out as the year progresses.

 

Durango condo and townhome prices both increased, rising 1.9% YoY and 3.14% QoQ to $525,000. There have been 70 sales year-to-date, which is 2.8% fewer than at the end of Q2 2024.

 

Durango country homes - those outside city limits but with a Durango address - continued their upward trend with an 11.1% increase in median sales price to $899,000. There was also a 5.1% increase in units sold, 5 YoY, showing continued demand for Durango area homes. 

 

The Durango mountain/resort area rebounded in Q2 with five sales after none closed in Q1. These sales had a median sale price of $2,200,000, a 44.3% increase YoY, driven largely by luxury home sales in Glacier Club. On the other hand, the mountain/resort condo/townhome median price declined by 30.8% YoY and 37.86% QoQ. While sales volume has grown, the large inventory in Tamarron is keeping sales prices lower.

 

Bayfield

Bayfield in-town homes saw a modest 1.9% increase YoY in median sales price, now at $530,000. This price increase came despite a 39.1% decrease in sales. Bayfield country homes had a 0.5% increase in sales price to $547,500, with three fewer sales (7%) compared to last year.

 

La Plata County Land

Residential vacant land between 1-10 acres (to exclude farm and ranch properties) had a significant 79.3% increase in median price YoY. While sales doubled since the end of Q1, now up to 35, this total is still 7 fewer than in 2024. Interestingly, the median price fell by $22,000 compared to Q1.
