Q4 2025 Durango Area Association of REALTORS Statistics

The Durango Area Association of REALTORSⓇ annual statistics highlight trends and important market data for La Plata County. We track this critical information quarter-over-quarter (QoQ) and year-over-year (YoY) so we can guide the sales process with up-to-date information to best represent our clients, whether buyers or sellers.

 

La Plata County Overall

From 2024 to 2025, we saw a 2.8% increase in median sold price on homes across the County, despite a 0.9% decrease in units sold. This increase indicates continued equity gain for homeowners, while not rising so drastically that new buyers can’t enter the market. YoY, there were just eight fewer units sold (850 total); we expect to see this increase in 2026 as inventory continues to grow. 

 

Durango

In-town Durango saw 11 more units sold YoY (125 total) but a decrease of 8.5% in the median sold price (to $850,000). This is attributed, in part, to approximately 40% more $1,000,000+ sales in 2024 compared to 2025. 

 

Conversely, Durango country/rural homes showed a 10.1% increase in median price to $930,000, despite a 2.1% decrease in units sold (277 total). With about 23% more $1,000,000+ sales in 2025 than 2024 (also the opposite of the in-town trend), this contributed to the notable median price increase. 

 

Durango condo and townhome prices have increased slightly, also 2.8%, YoY to $545,000, despite 12 fewer sales. Condos and townhomes remain in demand in Durango offering entry-level options for first-time buyers or easy lock-and-leave options for second-home owners or investors.

 

Homes in the north county/ Purgatory Ski Resort area median sales price dipped 6.3% YoY. The median price is now $1,592,000, with the majority of sales in Glacier Club. There were three fewer sales in 2025 than 2024 and 11 less than in 2023. On the other hand, the north county condo/townhome median price declined by 26.2% YoY to $520,500. Although there were ten fewer sales, there has been a notable increase in mountain resort area townhome and condo inventory, creating more supply than demand.

 

Bayfield

The in-town Bayfield market experienced a 1.5% rise in median sold price with just four fewer sales YoY. For the past three years, this segment has remained steady, showing continued growth and consistent buyer interest. Bayfield country homes saw less than 1% median increase and nearly an 8% rise in units sold, representing seven more sales (96 total). Like the Durango market, rural homes account for over double the number of Bayfield sales, which is no surprise, as in-town inventory is limited due to geographic size, with many more options in the rural areas. 

 

The 2025 La Plata County real estate market displayed steady growth and more balance in most segments. As we progress further into 2026, we anticipate similar changes YoY with hopefully rising inventory and modest appreciation.
