There are many systems within a home, from plumbing and electrical to the foundation it sits on. The HVAC system (heating, ventilation, and air conditioning) is an important part of all types of structures as it controls the temperature, humidity, and indoor air quality (IAQ).
What Are HVAC Systems?
An HVAC system is a mechanical system that handles indoor and outdoor air while ensuring occupants can maintain ideal air temperature, ventilation, and IAQ. Necessary in all building types (residential, commercial, etc.) these systems monitor the indoor air, regardless of the external weather conditions. There are multiple HVAC system options, depending on the type of structure, age, size of the space, the design/layout, and local climate.
Heating
Heat pumps, furnaces, and boilers are the three main types of heating systems in buildings. Furnaces usually burn natural gas or use electricity to create heat that is transported through ductwork and vents. Boilers create heat through water or steam utilizing gas, oil, or electricity and distribute it throughout the house via baseboard units, ceiling panels, or in-floor grid systems. Heat pumps use electricity and a compression-based system to absorb heat from the outside air into the home, even during cold weather, making them efficient year-round.
Ventilation
Stagnant air is not only uncomfortable but can also contribute to odors and indoor pollution. Ventilation allows for air movement, replacing stale indoor air with fresh air from outside. This can be done without any mechanical components, simply by opening windows or doors. However, adding fans or duct systems can improve performance and help circulate air throughout the home while controlling moisture and reducing contaminants such as dust, allergens, and pollutants, resulting in a better IAQ.
Ventilation Systems
Heat Recovery Ventilators (HRVs) are systems with separate intake and exhaust air streams that move stagnant indoor air outside while bringing fresh outside air inside. HRVs focus on heat exchange while moving air, making them an ideal choice where humidity is not a concern. Energy Recovery Ventilators (ERVs) take HRVs to the next level and exchange both heat and humidity, which can improve IAQ in both cold winters and humid summers.
Air Conditioning
Having an air conditioning unit can be a luxury in many areas of Southwest Colorado. Whether central AC (which cools the whole home) or mini-split (which cools individual rooms), these refrigeration systems help remove heat and humidity for a comfortable indoor environment. Because of Colorado’s relatively moderate climate, many homes, especially older homes, are not equipped with air conditioning systems. Swamp coolers are sometimes seen in Southwest Colorado real estate because they work well in dry climates. Window units can be an easy DIY solution to meet cooling needs in smaller rooms.
Additional HVAC Components
Thermostats
Most HVAC systems will have some version of a thermostat, whether by room or through a central system. Upgrading to a smart thermostat allows for temperature control optimization and eco-friendly settings. Not only can you control your home’s air temperature from a distance, but most systems are self-regulating to best utilize energy.
Humidifiers & Dehumidifiers
In Southwest Colorado, the outdoor air is typically dry from the high desert habitat we live in. This means that we have low humidity and sometimes it’s so low that adding a humidifier in a home can help with comfort and health. Humidifiers, most commonly used in winter, release a mist or steam into the air and can help with dry skin, sinus congestion, and coughs. It’s important to regularly clean them and assure they are functioning properly.
HVAC in Real Estate
While looking at real estate, it’s important to understand the HVAC system as it plays a crucial role in everyday living. From simply knowing the system to scheduling routine maintenance, your home and health can depend on the air. Air conditioning could even be an item to include on your home search wants & needs list. Your trusted RealtorⓇ should be able to help you locate basic information and provide you with local recommendations on HVAC experts.
