Montezuma County, the most southwestern county in Colorado, encompasses 2,040 square miles with a variety of real estate opportunities. The area is known for its sprawling acres with mountain views and recreational lakes and rivers. Perhaps most well-known as the home of Mesa Verde National Park, there are many things to do and attractions for locals and visitors. 

 

Towns and Cities in Montezuma County

With five incorporated cities, Montezuma County offers different living opportunities across Southwest Colorado. Below are the three largest municipalities and what they offer.

 

Cortez, Colorado

Cortez, CO is the county seat as the largest city in Montezuma County. It hosts a wide variety of amenities and essentials including the Cortez Municipal Airport, Southwest Memorial Hospital, and “big name” stores (Walmart, Home Depot, City Market, etc.). In addition, there are local shops, restaurants, and businesses in the downtown area. Cortez is home to the Montezuma County School District with a preschool, three elementary schools, middle school, and high school. 

 

Mancos, Colorado

Between Cortez and Durango, Mancos is a smaller town that once had the Denver, Rio Grande & Southern Railway passing through it. Now known as the “Gateway to Mesa Verde”, there are still many things to do and annual events to enjoy here. Mancos State Park and Bauer Lake provide fishing, boating, and camping opportunities. The Mancos River runs through town adjacent to community parks and businesses.

 

Dolores, Colorado

To the north, Dolores is a quaint Colorado town that runs parallel to the Dolores River making it more lush than the to the south. McPhee Reservoir is nearest to Dolores and offers a main marina, multiple boat ramps, camping areas, trails, and more. Boggy Draw, a popular mountain biking and camping area, is accessed through Dolores. In town, there are local restaurants, shops, a grocery store, community center, and public parks. Continue north along Highway 145 to travel “the loop”.

Living in Montezuma County

Much like the rest of Colorado, Montezuma County has a big focus on western heritage and the outdoors lifestyle with activities such as fishing, hiking, biking, horse back riding, hunting, golfing, and beyond. Community amenities include parks, rivers, public lands, stores, restaurants, and more. Attractions include Mesa Verde NP, Canyon of the Ancients, Montezuma County Fairgrounds, Phil’s World Bike Trail, Ute Mountain Ute Tribal Park, Sand Canyon, McPhee Reservoir, and the Mancos State Park.

 

Although the surrounding mountains are featured in the panoramic views, they are more distant in this county than those to the north and west. This tends to subdue some of the harsher winter weather although Montezuma County does experience the four distinct seasons as well. The landscape blends the Colorado mountains with the desert influences of Utah, Arizona, and New Mexico - joined at the Four Corners. 

 

Montezuma County Real Estate

Known primarily for agricultural land - Montezuma County ranks in the top half of top producing counties in the State of Colorado - there is a large focus on rural properties. From farm & ranch, large acre parcels, horse properties, and hobby farms, there are many country homes providing space to grow produce and raise animals. These rural properties are located in between the primary towns and cities; however, within the metro areas, there are additional real estate opportunities including single family homes, townhomes, condos, and apartments. 

 

The Montezuma County real estate market follows similar seasonal trends (slower winters, busy summers) as the La Plata County market. However, there is significantly less activity due to the smaller size - both listings and sales - which can alter the trend lines month over month. Although there are large ranch properties and luxury homes, the median and average sales prices are typically around half of the surrounding area. Half way through 2025, the median sales price in Montezuma County was $375,000 from 155 sales whereas La Plata County median sales price was $655,000 from 355 sales. This means that there may be more opportunities, especially for first time homebuyers and those seeking the country lifestyle, to find more affordable property in this neighboring county.
