Durango and Southwest Colorado offer a wide variety of real estate, from expansive farm and ranch properties to single-family homes and townhomes. While townhome and condo complexes are primarily located within Durango’s City limits, some units can also be found in surrounding areas. Below is an overview of some of Durango's more well-known townhome and condo communities.
What’s the Difference Between Townhomes and Condos?
Though the terms “townhome” and “condo” are often used interchangeably, they have key differences in ownership and structure.
Townhomes
A townhome shares one or two walls with neighboring units. These homes often have a private garage on the ground level with main living areas such as the kitchen and living room on the second level and bedrooms on the third. Townhome owners own both the interior and the exterior of the unit, including the land it sits on, and in some cases additional yard space. While homeowners’ associations (HOAs) oversee the complex, their responsibilities usually focus on common areas such as general landscaping and snow removal, and in some cases the exterior of the units. Townhomes provide a level of individuality and ownership that is most similar to single-family homes.
Condos
Condos, short for condominiums, may be a single-level or multi-story but typically do not include private garages. Instead, residents may have access to shared parking garages or designated parking spaces. Many condos also offer amenities such as storage units, laundry rooms, and common yard space. A key difference from townhomes is that condo owners own only the interior space of their unit (from the drywall in), while the HOA maintains the exterior, including siding, roofs, landscaping. Although some condos resemble townhomes and vice versa, the primary distinction lies in ownership and responsibility.
Popular Durango Townhome and Condo Complexes
Durango has a diverse selection of townhome and condo communities, below are some of the more sought-after complexes.
Florida Road
Florida Road, a key thoroughfare in Durango, is home to several condo and townhome complexes. Notable developments include Butterfield Stage and Terrace Gardens, both within two miles of downtown Durango. Mountain Trace is a newer townhome community off of Metz Lane, just off of County Road 250. Just past the small Ptarmigan Condos, Sunridge, a 43-unit townhome complex with one or two car garages and two-story living. Across Florida Road, Brookstone is a 55+ community offering both apartment-style and townhome-style living. Edgemont, known primarily for its single-family homes, also includes The Farm House Condos, The Bluffs, and Edgemont Victorian.
Downtown Durango
Townhomes and condos in the downtown area offer easy living and a low maintenance lifestyle. The Boulevard units on E 3rd Avenue between E 3rd and 4th Streets offer high-end convenient living just two blocks from Main Street. Parkside Terrace, on E 6th Avenue and 1st Street, features spacious three-story units at the very southern tip of the grid. Next door, Santa Rita Townhomes is a smaller complex with a more contemporary feel. On the west side of town, Pinon Heights offers single-level condos, some with great views to the east. The RiverBridge Apartments and Animas Crossing Condos are situated along the Animas River, off of Roosa Avenue and W. Park Avenue.
College Mesa
Perched on the college mesa on the east side of town, these townhome/condo units offer easy living, many with great views of the La Plata Mountains, and access to Durango amenities including trails and downtown. Ferringway condos are unique as the HOA allows nightly vacation rentals (subject to City of Durango approval). Silver Peak Condos is a large complex popular for rental investment properties due to the proximity to Fort Lewis College. The Skyridge and Hillcrest neighborhoods offer various multi-family complexes including Skyridge Townhomes, Tierra Verde, Tierra Vista Village, some of which border Hillcrest Golf Course.
North of Town
Along 32nd Street, there are multiple smaller townhome units such as East Animas Village Condos and Oakwood Condos. Sunshine Gardens is another 55+ community that includes access to the community center with activities, meals, and more. Heading north, there are multiple complexes along Animas View Drive including Skydancer Townhomes, Recodo Del Rio Townhomes, Pear Tree Condos, Sundancer Townhomes, Oxbow Townhomes, Elkton Townhomes, and Crimson Cliffs Townhomes - all of which are within four miles of downtown Durango, near Durango Trolley stops, and have easy access to the Animas River and Oxbow Park and Preserve. The Animas Cliff Condos, on the south end of County Road 203, offer lock-and-leave convenience with single-level units featuring striking views of the red cliffs, and a small community gym. Additional townhomes in the Animas Valley include Waterfall Village, The Cottonwoods, Willow Crossings, and Cypress Court in Dalton Ranch. Pine Acres and Hermosa Hills are located 12 miles from downtown, and there are additional townhome/condo options in the Glacier Club/Tamarron area and even farther north by Purgatory Ski Resort.
South of Town
Rivergate is a mixed-use complex featuring residential and commercial units, including Animas Surgical Hospital. The complex sits along the east side of the Animas River, and the condos are great lock-and-leave units with underground parking. Across the highway from Walmart, Canyon Terrace consists of 49 three-story units with convenient access to amenities and adjacent BLM land for trail access and added privacy. Behind Escalante Middle School, townhome communities such as Villa Escalante, Riverwalk at Escalante, Rivers Edge at Escalante, and Escalante Crossing - Boulders feature higher-end units most built after 2000. Three Springs is a growing mixed-use community that includes apartments, single-family homes, and townhome units such as Three Springs Village, Confluence Townhomes, Aspen Pointe, and Pioneer Pointe.
West of Durango
West of town, Mirador Townhomes offers stunning views of the Animas River and downtown Durango. Just two miles from downtown, Dakota West includes 35 townhome units, while the Wildcat Condos and Lightner Creek Village Townhomes are situated another half mile further. Twin Buttes offers luxury townhomes with great trail access, and further west is Durango West II, with 16 Wildwood Condos in the primarily single-family subdivision.
