The Grid & SoCo (South of College)
Area: East 2nd Avenue through 9th Street, intersecting with 6th Street to 12th Street, forms The Grid. Just south of that, 1st Street to College Drive/6th Street creates SoCo - or South of College.
These highly desirable neighborhoods are adjacent to downtown Durango, with its many restaurants, shops, cafes, and other local businesses. Primarily consisting of single family homes, these neighborhoods feature original Durango homes from the late 1800s, alongside newer and remodeled options. You’ll also find a few condo and townhome complexes. Undoubtedly, the biggest attractions are the location, easy accessibility, diverse architecture, and rich historic charm.
Animas City
Area: West 4th Avenue to East 7th Avenue and East 29th Street to East 32nd Street.
Animas City offers a similar vibe to The Grid and SoCo. Proximity to the Animas River is a major highlight, with the river running parallel between East 2nd and 3rd Avenues. Residents enjoy the Animas River Trail, a large park/green space, and two rafting put-ins. Main Avenue divides the west and east sides of this neighborhood, offering a variety of restaurants and businesses, as well as public transportation options. On the west side, the trailhead for Animas Mountain provides in-town hiking and biking. The mix of home styles, sizes, and ages adds a distinctive character to this neighborhood.
Riverview
Area: Southeast of Animas City, between Florida Road, East 29th Street, Holly Avenue, and the Animas River.
Perched just above Animas City, this neighborhood encompasses the general area near Riverview Elementary School and is accessible from multiple directions. Elevated rim lots along Riverview Drive and Animas Place offer views of the Animas River and North Main District. Home styles vary and include some multifamily units. The school is a key feature, along with Folsom Park and Chapman Hill Ice Rink and Ski Area.
Crestview & West Avenues
Area: West of the West Avenues, from 16th Street to West 28th Street, including West 2nd and 3rd Avenues.
Spanning nearly the entire stretch of North Main, this neighborhood features Junction Creek running through between 24th and 25th Streets. Expanding to the west, Crestview adds another sector of homes on streets such as Crestview Drive, Junction Street, Delwood Avenue, Eastlawn Avenue, and Forest Avenue. A major attraction is the many access points to Overend Park, a large mountain bike/hiking trail system that includes Hogsback. Most homes here are situated on larger lots than the downtown area, and there are a couple of townhome complexes.
Skyridge & Hillcrest
Area: East side of Durango, located on the Fort Lewis College Mesa.
These neighborhoods offer high vantage points with stunning views to the west and north. Skyridge backs up to Raider Ridge and connects with the Horse Gulch trail system. The subdivision has a mixture of townhomes, duplexes, and single family homes. Adjacent to Skyridge, Hillcrest primarily consists of single family homes and a few townhome/condos units. The border Hillcrest area borders Hillcrest Golf Course and offers easy downtown access via a multi-use path along Goeglein Gulch, public transit stops, and the ABC trail.
Edgemont
Area: 6 miles northeast of downtown Durango along Florida Road.
Edgemont encompasses Edgemont Ranch, Edgemont Meadows, and Edgemont Highlands. This growing area features homes built from the 1980s to today, and is known for towering pines and mountain modern architecture. The Florida River flows along CR 240 & 234, offering homeowners private access for fishing and recreation. Edgemont includes trails, playgrounds, tennis courts, and a community clubhouse. Meadows Market is a recent addition, providing locally sourced goods and delicious food.
Three Springs
Area: 10 minutes southeast of downtown via Hwy 160.
Three Springs is one of Durango’s fastest growing communities, offering a variety of amenities including shops, restaurants, gyms, trails, and more. CommonSprit Mercy Hospital, located within Three Springs, is the largest level III acute-care hospital in southwest Colorado. Housing options range from townhomes and single-family homes, to apartments and affordable housing.
Other notable areas include Rockridge, Needham, Timberline, Florida Mesa and River Oaks. The north county offers stunning mountain communities like Glacier Club, Castle Rock, Tacoma Village, and Cascade Village. Nearby towns such as Bayfield and Mancos expand your options further.
